Checking Out Keys

If you are interested in viewing our homes we are happy to provide keys to you for a private viewing. Keys can be checked out on Monday through Friday from 8:30 am to 4:00 pm. All keys must be returned by 5:30 pm. Unfortunately, our staff is not able to meet you at the property or escort you to the property for a viewing. You will need to come in to our office and check out keys. We can sign out up to 3 keys at a time. However, if the property is still occupied or is on a maintenance hold, we cannot sign the keys out at that time. When checking out keys, we do ask that you leave a refundable key deposit of $50 per key or a valid I.D. Key deposits must be made in the form of cash only. We do require that you view the home inside and out before you submit an application. The application process can be completed in our office or online. Income verification must be submitted before keys can be checked out to any property with rent totaling $1250.00 per month or higher.

Application Process

We do not rent sight unseen. When you find your new home, submit a completed and signed application to our office. Applications can be obtained from our front staff. Along with the application you need to also submit a Valid ID, Social Security Card, Proof of Income (2 most recent pay stubs, bi-weekly; 4 most recent pay stubs, weekly), $50 Application Fee and the Security Deposit. We do not allow co-signers. The fees must be paid with certified funds, money order or cashier’s check only. JWC does not accept credit or debit cards. We do not accept Military Waivers. If an application is submitted after the 20th of the month, the following month’s rent is required to be paid.  Application fees are non-refundable. Applicants must be currently employed or have verifiable net income that totals three (3) times the monthly rent. Married couples can combine their incomes. All occupants who’s income is used to qualify for the property must be on the lease. Married couples will both be named on the lease. Any additional applicant that is not a legal spouse will require an additional $200 security deposit. Military must provide their LES. Application processing time may take up to 24 hours. For military applicants, the monthly rental amount cannot exceed your BAH.

Credit Reports

Credit Bureau reports indicating evictions, poor rental history, unpaid accounts, debt to income ratio or more unsatisfactory rental accounts than satisfactory rental accounts will result in disapproval of the rental application. If you have any unsatisfactory rental accounts and show proof of payment, then we will consider approving your application.

Criminal History

We will perform a criminal history check to verify the information provided by you on the lease application. The results of this check may influence our decision to lease the property to you.

Military

E5 and below must provide authorization from the commander to live off post. We do not accept Military Waivers.

Roommates

We rent to single families and do not accept roommates on an application or lease. If an additional adult is listed on the application it must be your legal spouse, immediate family or your child that is 18 years of age or older. An additional $50 application fee applies. Children under the age of 18 are acceptable and are not required to pay an additional $50 application fee. Application fees must be paid with certified funds, money order or cashier’s check only. JWC does not accept credit or debit cards.

Pet Policy

If you are a pet owner, JWC does allow pets on select properties at the owners discretion. Properties that accept pets do so with an exception of aggressive breeds. Some of these aggressive breeds include, but are not limited to Akita, American Bulldog, Cane Corso, Chow Chow, Doberman Pinscher, Dogo Argentino, German Shepard, Great Dane, Great Pyrenees, Husky, Mastiff, Malamute, Malinois, Presa Canario, Pit Bull, Rhodesian Ridgeback, Rottweiler, St. Bernard, Staffordshire Terrier, Wolf hybrid . Approved pets require a paid $300 non-refundable fee per pet, the fee is to be paid PRIOR to pet being on property!  Approved pets may include, but are not limited to dogs, cats, hamsters, gerbils, ferrets, reptiles, birds and fish. For fish tanks, pet fees are $50 for any fish tank that is 15 gallons or under. The pet fee for any fish tank that is over 15 gallons is $300. A pet violation fee is $100 plus an additional $5.00 per day assessed to the Lessee, for any pet detected on the premises, for failure to comply with the prior payment of the pet fee by the Lessee. Maximum pet limit is 3. Service and support animals are the only exception to our pet policy. Our office staff can assist you if you have any further questions regarding pets.

Final Process

Once your application is approved, you have up to 3 days to sign your lease. Failure to sign the lease in 3 days will result in forfeiture of your security deposit. Our office will complete the Lease Information section of the application, which is the pre-lease with the estimated move in date and any prorated rent. It is advisable to sign your lease as soon as possible and pay your move in prorated rent so that your move in inspection date is guaranteed. We will be unable to schedule your move in without your prorated rent and signed lease. At this time, we will also provide you with the information you will need to connect your utility services.

Payment Of Rent

You can pay your rent online on your tenant portal, by using your banking information at no additional cost. You may also pay by credit card for a fee. We also offer electronic cash payments. Please see your PaySlip in your tenant portal.

Utilities

The Lessee is responsible for all utilities unless otherwise noted in your lease agreement. JWC has provided a list of utility companies below for your convenience.
